Easily transfer full or partial unapplied payments, security deposits, and credits to and from Applicant, Resident, and Moved Out profiles.

How to Transfer Funds
To transfer funds, navigate to the applicable Billing section of the profile that contains the funds you wish to transfer. The process is largely the same for payments, credits, and security deposits.
Payments
- Expand the Payments blue bar in the Applicant, Resident, or Moved Out's Billing section.
- Locate the payment you wish to transfer, and click Options > Transfer.
- ⚠️If you do not see the Transfer option, the full payment has already been applied to an invoice and would need to be unapplied in order to complete a transfer. See this How to Edit Invoices guide.
- In the pop-up that appears, select the person's name from the Applicant/Resident dropdown that you wish to transfer the funds to, then select the Payer.
- ⚠️If you are transferring a payment that has been partially applied, the remaining balance will be created as a new payment and transferred to the applicant or resident selected. To transfer the full payment, unapply the payment from the invoice first and then repeat steps 1–3.
- Click Transfer to immediately move the payment to the other profile.
Security Deposits
- Expand the Security Deposits blue bar in the Applicant or Resident's Billing section.
- Locate the deposit you wish to transfer, and click Options > Transfer.
- ⚠️If you do not see the Transfer option, the full deposit has already been converted to a payment and a new deposit would need to be created in order to complete a transfer.
- In the pop-up that appears, select the person's name from the Resident/Applicant dropdown that you wish to transfer the funds to, then select the corresponding Payer.
- ⚠️If you are transferring a security deposit that has been partially converted to a payment, the remaining balance will be created as a new security deposit and transferred to the applicant or resident selected.
- Click Transfer to immediately move the deposit to the other profile.
Credits
- Expand the Credits blue bar in the Applicant or Resident's Billing section.
- Locate the credit you wish to transfer, and click Options > Transfer.
- ⚠️If you do not see the Transfer option, then the full credit has already been applied to an invoice and would need to be unapplied in order to complete a transfer.
- In the pop-up that appears, first select the person's name from the Resident/Applicant dropdown that you wish to transfer the funds and then select the Payer.
- ⚠️If you are transferring a credit that has been partially applied, the remaining balance will be created as a new credit and transferred to the applicant or resident selected. To transfer the full credit to the other account, you would need to unapply the credit from the invoice first and then repeat steps 1-3.
- Click Transfer to immediately move the credit to the other profile.
Transferring Full vs. Partial Amounts
- Full: If you transferred the full amount, it will be entirely removed from the profile.
- Partial: If you transferred a partial amount, the balance on the profile from which you transferred the funds displays as "$0.00", and the profile that received the transfer displays the remaining balance. Both profiles show an internal note in the Description column indicating what occurred.
Viewing Transferred Funds on Profiles
Transfer-From Profile
- If you transferred the full amount, it is entirely removed from the profile.
- If you transferred a partial amount, the balance on the transfer-from profile displays as "$0.00". Both profiles show an internal note in the Description column indicating what occurred.
Payments and security deposits transferred out are marked TXR in the Details column, along with the name of the recipient profile. Transferred amounts do not affect the transfer-from resident's balance.
A Show Transferred checkbox controls the visibility of TXR records for payments and security deposits:
- Checked: Shows both fully and partially transferred records.
- Unchecked: Hides fully transferred records. Partially transferred records remain visible, and the internal note in the Description column shows the amount transferred.
⚠️Credits are not marked TXR and do not have a Show Transferred option.
Transfer-To Profile
All fund types ( payments, security deposits, and credits) appear on the transfer-to profile.
- For payments and security deposits, an internal note in the Description column indicates the transfer occurred, the profile it was transferred from, and the amount.
- For credits, the note indicates the transfer occurred and the profile it was transferred from.
