The Residency Agreements feature helps your team ensure all residents have an agreement on file that remains in good standing, rate increases are set, and rate increase letters are created for mailing.
This feature is behind an entitlement and requires the ALIS team to enable. Additionally, our team will assist with digitizing and uploading leases to resident compliance. Contact your Account Manager or our ALIS Customer Success Team to initiate setup.
Configure Residency Agreements
Once the feature is turned on, enable and configure Residency Agreements for each community in Settings. Follow the below steps to complete:
- Navigate to Settings > Residency Agreement.
- In the Communities tab, you can enable per community. Once enabled, click Manage to set the Agreement Rate type, Future Rate, and Days Notice.

- Starting Residency Agreement - Enter a starting lease number. Note that this number can can be edited on a per-lease basis after is has been set.
- Residency Agreement Rate - Choose either a Fixed or Per Diem rate calculation for your community's agreements.
- Residency Agreement Future Rate - Determine if/how you would like ALIS to round future rate increases.
- Days Notice - Set when you want to be alerted prior to lease agreements' expirations.

- In the Rate Increase Templates, click +Add Template to create a letter template that can be chosen to mail individually or in bulk once increases are verified in the Residency Agreement Center.
Verify Floor Plan
It is important to review your floor plan and ensure alignment with your lease agreements. The Settings tab is where you can make adjustments to your Room Categories and Room Types.
- Room Categories - refers to how you want to visually separate your occupancy in occupancy reports. Usually, categories will be set as Product Types such as AL, MC, and IL. You can also use the Categories to track occupancy by hall or floor.
- Room Type - refers to the kinds of rooms at your community, such as studio, one bedroom, two bedroom, two bedroom deluxe, etc.

Residency Agreement Center
Once your agreements and floor plan are configured, navigate to the Residency Agreement Center to add and manage your leases further. Refer to this Residency Agreements Center Guide article for more information.
